Is gentrification good for a community?  It means the process where wealthier people move into an impoverished neighborhood or city and change the lifestyle and economics.

it could change voting patterns both urban and suburban in unexpected ways

In some places, San Francisco comes to mind, the poor and even working people suddenly can no longer afford to live in the community.

Monday I read a story suggesting this increases homelessness among the places trending well-to-do, however.  Columnist Michael Barone implies it may be a harbinger of better integration.  For example, Washington and Atlanta are no longer black majority cities.  Black Americans are now more evenly represented in suburbs and small towns.

From a political perspective it could change voting patterns both urban and suburban in unexpected ways.  Even smaller cities like Twin Falls are seeing rapidly changing neighborhoods and while crime reporting is up most would also agree there are more job opportunities.
